Tata Technologies is a global engineering consultancy with core specialisation in automotive and aerospace.

In 2016, Tata commenced construction of a brand new £20m European Technology Headquarters. LCMB were asked to review and define Tata’s approach to delivering essential FM services.


Tata’s 600 staff needed updated accommodation to reflect Tata’s vision and commitment to the UK. To achieve this a brand new and purpose built European Headquarters needed a defined services and operational strategy. This included all FM and estates services.

Tata’s key outcomes for this was full compliance, first class service delivery, operational efficiency and the best possible value for money.


LCMB had to deliver the following:

  • Provide technical due diligence to reviewing lease documentation and maintenance obligations
  • Define options and develop approach to delivery of FM services
  • Procure M&E, cleaning and security services through a market testing process
  • Ensure health & safety and statutory compliance
  • Create a safe, secure and world class office environment

Understanding the customer’s vision and requirements

The need to review, procure and implement FM service contracts was key to Tata’s success in providing a fit for purpose and sustainable office environment that is productive, enjoyable to work in and future proof. LCMB focused on providing robust easy to manage FM contracts with established and maintained service standards, reduced operating costs and the flexibility to deliver future requirements.

Reducing Tata’s operational risks in the building

Tata required all contracts and services to meet exemplary compliance standards. LCMB achieved this through using latest best-practice procurement process. A stringent due diligence process to find the right service providers and their detailed market knowledge to ensure that the FM services would be fit-for-purpose.

Delivering autonomous FM services

Clear specifications allowed Tata to benefit from opportunities to reduce cost, add value and innovation without reducing the quality of the services. At the same time this encouraged true partnership and enabled the service providers to innovate and improve.
