John O'Brien - LCMB

Welcome to the next five years

I set up LCMB five years ago to help our clients reduce the operational cost and make their real estate work harder for their organisations, their people and the environment.

I felt this was important as, over a career spanning some 25 years in the construction and operation of real estate, I have seen the enormous difficulty that most clients have in specifying, designing, constructing and operating buildings that really work well, in all these regards.

Delivering effective buildings that are flexible and great to work in does not happen by accident. It’s takes a great understanding of the clients requirements and then the ability to translate these requirements into a language and process that meshes together the various disciples of architecture, civil, structural and mechanical and electrical engineering, including the specialism of acoustics, fire engineering, lift engineering etc..

In addition to the above skills, the ability to work with a construction supply chain as fragmented as the design teams in terms of specialist disciplines. Plus the ability to manage and apportion the risk which is required to deliver a building on time, to budget and specification.

What I hope is different about the service LCMB offers is that our team have designed, built and operated buildings as client, contractor and consultant. This means we can put ourselves in our clients’ position and help optimise new or existing buildings from a capital and operational expenditure point of view to align more effectively with their organisational needs. Our team have built everything from offices to hospitals and datacentres to combined heat and power plants and most buildings and infrastructure in between.

Over the last few years we have helped improve the performance of our clients FM teams and their buildings. This has led to improved resource utilisation and outcomes in sectors as diverse as Health, Higher Education, Retail, Local Government and Infrastructure which has delivered millions of pounds of savings and a reduction of tens of thousands of tones CO2. We also aim to always deliver far more than we promise and I am flattered that our clients say that they cannot get what we deliver elsewhere.

Our aim over the next five years is to improve and grow the way in which we can help our clients make their buildings work harder by investing in both our team and our innovation programme. I am proud of what our team has achieved on behave of our clients over the last few years and as we are approaching our fifth year we are undergoing a rebrand, which includes our new website. I hope that our new look meets with your approval and you find our website informative and easy to use, we’d be delighted to hear your feedback.
